    Bon Acre Hamlet


    The Project Description:

    Bon Acre Hamlet, designed to both contribute to the future of Sand Lake and respect its past, is organized into three districts.

    Community recreation
    and residential district —

    This district includes playing fields for potential acquisition by the Averill Park School District. The high school has indicated a need for additional fields to link with existing, adjacent high school fields.  A small neighborhood of single-family homes arranged around a common green space is planned for the area across from the playing fields.  Open spaces surrounding this district will be threaded with a walking path.  Some commercial use is planned for this district, which might feature indoor sports facilities or a fitness center.

    Economic Benefits

    Bon Acre Hamlet will provide economic benefits to the community by:

  • Creating 60 to 120 new jobs in the early phases, and up to 400 over the next 10 to 20 years
  • Generating construction valued at $7 to $10 million in the early phases, up to $60 million dollars over the next 20 years
  • Developing construction jobs and encouraging demand for real estate, finance, and other services
  • Providing significant increases in sales tax revenue
  • Stabilizing school taxes with a balance of commercial and residential growth
  • Establishing a consistent high standard for future development
  • The hamlet center district —
    This district includes a town common, framed by a small row of shops at the north and eastern sides, which will grace the area along Route 43.  For the remaining section on Route 43, a paddock and horse barn are planned. The main street proposed for the hamlet center will be lined with attractive, traditionally designed buildings with a variety of retail shops and entertainment and service-related businesses. The view down the main street will center on an anchor retail building, custom-designed for the site with attractive storefront windows and traditional architectural detailing. This main street concept will be implemented to produce a pedestrian scale village-like atmosphere.

    The hamlet center will have a traditional mix of both commercial and residential uses.  Town-homes, garden apartments, and second-floor apartments above some of the shops will contribute significantly to the vitality of the hamlet. A system of sidewalks will connect the residential and business aspects of the hamlet. Parking will be secondary to the buildings and the pedestrian environment, as lots will be placed behind the buildings. Shade trees will line the streets in the hamlet.

    Pond View residential district —
    Plans for this district call for the establishment of senior housing in the wooded rise near the pond.  A number of single-family homes and a small farmstead lot are also planned. Walking paths around the pond will provide links to the senior housing area and to the rest of the open space network of trails.
